With so many options in Atlanta GA, sometimes it can feel overwhelming knowing what neighborhoods to focus in on.

Medlock park is a sweet little neighborhood located in the city of Decatur, Georgia.  This residential gem hosts many affordable homes–a great option for first time buyers.  The lush greenery throughout and quiet streets makes this an ideal place for a morning stroll.  It has easy access to 285 and is less than 20 minutes from downtown Atlanta.  Emory hospital is only a short 9 minute drive way.   Another plus to living here is lower taxes;  that’s because Medlock Park sits in unincorporated Dekalb county.

A Brief History

Medlock Park emerged from farmland and in the 1940’s was still only open fields. Traces of that history remain, particularly illustrated by the Steele Cobb House originally built in 1855.  Suburban track homes were developed in the 1950’s and 1960’s in response to post-war housing booms. Older homes are typically smaller and follow the American small house style, with later construction reflecting the ranch style that is so common in our state.

Real Estate Market

This is a popular neighborhood and more people are looking to buy than there are homes available to sell.  This keeps the area in a seller’s market.  The average home price is $450,000.  You can find homes as low as  $350,000 and as high as $650,000. Homes sold for 2.61% above the asking price in August of 2024.  Most of the homes here are smaller compared to other neighborhoods. The most prevalent style homes are Ranch or Bungalow with 3 bedrooms & 1 or 2 bathrooms.  However, the lots are big and that gives owners a lot of wiggle room for renovations.

Medlock Park – Just 6 minutes away, this 39 acre park is  located along the South Peachtree Creek Trail.  You will find 8 softball/baseball fields along with batting cages, concessions building with restrooms, two pavilions, and a playground for all ages. At the entrance of the park is a public pool with a splash pad, dive wells, and a bath house.  At the back of the pool there is a shaded seating area on a composite deck.   A great place to escape the busy city and connect with nature.

DeKalb County is working together with the PATH Foundation on plans to connect Medlock Park with Lulah Hills (the new development at the site of the old North DeKalb Mall). The goal is to promote ways that residents of Medlock can get to Lulah Hills without getting into their cars and that new residents of Lulah Hills can get to places like Medlock Park, Mason Mill Park, the VA, Emory, and the CDC without getting into their cars.

South Peachtree Creek Trail -This trail features a mile of boardwalk through a forest and over a wetland with seating areas to watch the wildlife or frequent trains on the nearby track. The trail connects Medlock Park to Mason Mill Park and Emory University. Children will love the bridge over the railroad.  A great place to walk, jog and bike.

Clyde Shepherd Nature Preserve – Only a short 7 minute drive and your inside 28 acres of a natural habitat for 300 native species of plants and animals.  An Observation Deck overlooks the beaver pond and offers views of the wetlands and forest edge.  You can take a walk through the preserve on the Interpretive Trail and see a surprising array of mammals, birds, and reptiles. In addition, there are strategic places to sit and view birds and other wildlife.

Shopping

Toco Hills Shopping CenterThere are many businesses inside this center that can accommodate almost everyone.  Residents have a place to buy groceries, dine at the many restaurants or enjoy a massage.  There are nail salons, hair salons,  and other unique shops and establishments.  The best part– it’s only a 4 minute drive from home!

Lulah Hills Development (formerly North Dekalb Mall)The demolition of the North Dekalb Mall is poised to become a premier mixed-use development, blending retail, entertainment, residential, and office spaces in a pedestrian-friendly environment. It will transform the sprawling site into a vibrant district that will attract both local residents and visitors from across the metro Atlanta area.  This is good news for residents of Medlock Park that sits in a prime spot from this new development.
