How To Sell Your House

Want to know how to sell your house in a cooling market?

Here are the steps we took to sell our client’s house for top dollar after it sat on the market, collecting dust with another agent.

More and more houses are sitting on the market not selling. We are seeing price drops on the rise and homes taking longer to sell in Atlanta than ever before.

The first time they listed 105 N 4th Ave., it didn’t sell.  The discouraged owner decided to find another listing agent after her listing contract expired. The second time around she needed to get it right. She asked her co-workers and friends if they had any agents they could recommend and one of them introduced her to me. However, I wasn’t the only agent she interviewed.  She met with 3 other very well qualified agents who all came highly recommend.  The owner played detective and called many of my past sellers to ensure I was the right fit before giving me the green light. This was a brilliant move on her part. Instead of taking my word at face value she wanted to check out my references and talk to other sellers who had worked with me.

Taking on this listing had additional challenges because the owner was out of the country.  My team and I stepped up and became the fix-it crew. We tackled the deferred yard work and brought the landscape back to its original beauty.  Those pesky plumbing and electrical gremlins?  No Problem!  We sorted it out and got everything running smoothly in no time.  The final touch was our award winning stagers that jazzed up the place.

Once the home was picture perfect we began our extensive marketing campaign that was a huge success.  We created a social media storm that caught everyone’s attention.  Knowing that not everyone could physically come and view the home, a 3-D floor plan was posted that let folks explore without moving from their couch.  A professional filmed a YouTube video that racked up over 15,000 local views.  All of the extra marketing ended up doubling the eyes on the prize.

The result?

A whopping 34 visitors through the open house, 19 private tours, and not one, but two offers!  The best part?  The seller received the full asking price of $749,000. The buyer accepted it as-is, with no strings attached and no repair headaches for our seller!
