The STITCH is an ambitious redevelopment initiative to reconnect a 3/4 mile of divided sections in downtown Atlanta by creating a “cap” over the I-75/I-85 Connector.  The goal of the project is to cover the Connector with a 14-acre green space to reconnect Downtown Atlanta with Midtown and the Old Fourth Ward.  The “cap” will be a concrete deck covered with a green space, essentially creating a massive park in the heart of Atlanta.   Besides adding valuable real estate and green areas, it aims to improve walk-ability and reconnect neighborhoods that were previously separated by the highway​.

The Vision Plan was Completed in 2015

The second section called Peachtree Green, will reconnect the broken street grid on Alexander and Currier Streets.  Additionally, Courtland Street and Piedmont Avenue will return to two-way traffic, featuring new pedestrian and bicycle enhancements.  Peachtree Green will be the central hub of the STITCH, with water features, a restaurant and café, a pavilion space for markets and art shows,  and a  memorial dedicated to “civic heroes”.

 

The STITCH team refers to the third section, Energy Park, as its “front yard.” Energy Park will serve as the vibrant gateway to linking the Old Fourth Ward, the Civic Center site, Georgia Power headquarters, and the Hotel District.  Some of the features include a dog park, playground and lush green space.

Master Planning and Concept Design Started in 2023

Advanced planning and conceptual design will include a robust community engagement to define the project’s look and feel, goals, park master plan, programmed uses, and amenities.  The STITCH was awarded grants from the Atlanta Regional Commission, the Department of Housing and Urban Development, and USDOT.  This portion of the planning has a proposed completion of 2025.

Phase 1 Construction Scheduled to Begin 2026

The earliest completion date for all three sections is 2032.  The total cost estimate is $700 million but that could increase.  Funding from the City of Atlanta,  Atlanta Downtown Improvement District, Atlanta Regional Commission,  HUD,  MARTA,  and the US Dept. of Transportation has been confirmed.  The state, which owns I-75/85, could recoup a chunk of the cost of capping the highway by selling air rights to developers.

Reconnecting Communities

The STITCH will reconnect downtown areas that the highway has separated for decades.  A new land platform over the freeway will create a vast green space for walking, cycling, and gathering. This project will unite Midtown, Downtown, and historically separated communities. This kind of connectivity encourages foot traffic and builds a greater sense of community.

Creating a Green, Urban Oasis

In a bustling downtown core, green spaces are essential for residents, workers, and visitors. The STITCH offers a refreshing environment with tree-lined paths, gardens, and open spaces, inviting everything from relaxing lunch breaks to community events. Urban greenery reduces stress, lowers city temperatures, and improves air quality, creating a healthier and more inviting downtown.

Promoting Economic Growth

The STITCH will promote transit-oriented development around the Civic Center MARTA station, enhancing both its operations and user experience. This initiative will offer Downtown residents affordable transportation and access to jobs and resources across the Atlanta region. The goal is to stimulate economic activity in the areas it will connect.   By enhancing walk-ability, it will likely increase property values and make the area more attractive for investment and tourism.

Prioritizing Sustainable Development

With sustainability at the forefront of urban planning, the  project emphasizes eco-friendly design. Plans include energy-efficient infrastructure, sustainable landscaping, and storm water management systems. As a blueprint for sustainable growth, the development aligns with Atlanta’s broader environmental goals and sets a positive example for future developments.

Design Highlights

The STITCH will feature innovative design elements tailored to Atlanta’s unique character and needs. Key highlights include:

• Pedestrian and Bike-Friendly Infrastructure:   Wide sidewalks, bike paths, and improved crossings, will be incorporated to make it easy for residents to explore downtown by foot or bike, reducing dependence on cars.
• Spaces for Art, Music, and Events: Amphitheaters, art installations, and open spaces will provide venues for local artists and performers, giving Atlantans new cultural outlets and making the area a lively, engaging destination.
• Integrated Smart Technologies: Advanced lighting, Wi-Fi access, and security features will create a safe, connected environment for residents and visitors.

What’s Next for the STITCH?

While still in development, the STITCH has gained support from both public and private sectors. City leaders and local organizations are working together on funding, design, and outreach to meet the needs of Atlantans. Their collaboration aims to align every aspect with the community’s vision. Project leaders are actively seeking community feedback and engagement to shape a development that truly serves the people of Atlanta.
