I’ve spent over 20 years walking through Atlanta homes with vastly different architecture than your traditional suburban "clone" home. Some have dramatic rooflines, walls of glass, exposed beams, and other unique features. Others are newer construction with clean lines and open spaces people associate with contemporary architecture.
Many people assume that contemporary homes and mid-century modern homes are the same. This is not true; however they do have similarities and that’s why the terms get confused. Let me clarify the differences and point out the similarities between the two.
Mid-century modern (MCM) architecture generally refers to a design movement associated with the middle decades of the 20th century, particularly the 1940s through the 1960s. These homes have a distinct history and architectural language that you can’t fully appreciate from listing photos alone. You can recognize them by their low pitched roofs, large windows and open floor plans.
In Atlanta, MCM homes were designed around the landscape to bring the feeling of connecting to the outdoors. A wall of glass might frame mature trees. A courtyard creates a private outdoor room. Those details are difficult to replicate once they’re gone.
Contemporary architecture, on the other hand, describes architecture of the present or recent era rather than a specific historical movement. Contemporary homes are always evolving to meet the needs of potential buyers. They incorporate newer materials, technology, energy-efficient systems, dramatic geometric forms, and current design trends. The newer construction homes have more square footage that a typical MCM home.
That distinction matters when you’re shopping for a home. Someone searching for a contemporary house may love a brand-new architectural home with expansive glass and minimalist finishes. It is important that your realtor has the knowledge and experience to find the home with all the design elements you're looking for.
Similarities
Contemporary homes may borrow ideas from modernism—clean lines, glass, open spaces, and minimal ornament. They also focus on using natural materials and creating spaces that have deep connections to the landscape.
As an Atlanta Realtor who has spent years studying and showing these properties, I look at more than square footage and finishes. I pay attention to the architect, the setting, the relationship between indoor and outdoor spaces, and whether a renovation respects what made the house special in the first place. I am also familiar with many metro Atlanta neighborhoods where you can find this type of home.
I believe buyers deserve an agent who can point out why a particular house works—not just whether it has three bedrooms and a renovated kitchen. Honesty between an agent and buyer is critical to ensure a buyer doesn't get in over their head. Sellers deserve an agent who understands why their architecturally significant property may appeal to a very specific group of buyers and knows how to tell that story. Marketing a contemporary home takes a strategic plan and the ability to launch it quickly.
