The complexity for the market I serve is that the market is in an active adjustment period. Meaning the comps show one price and the buyer want and are starting to ask for another. So sellers are not always necessarily overpricing when using the data points but just like Covid when the market swung up well above what we ever imagined and it is now adjusting lower than we could have ever predicted. So if that seller has been on the market for several months and this is the first buyer to show interest, he is wise to consider it if he wants to sell this year. Lowering the price is no guarantee of more offers. It is a possible strategy but I first recommend a seller work with the buyer showing interest. There are more sellers than buyers and the market is swinging low.
@christy__beach Yes, I agree the market is adjusting and even comps from 6 months ago may not reflect what buyers are willing to pay today. But if a seller is willing to take that big of a hit, why not offer some of that discount to the entire market by moving into a different price bracket? I’d also be looking hard at what’s currently under contract, recent price reductions, and the active competition. You’re right- closed comps tell us where the market was. The current competition tells us where it’s going. And every market is different…
